Traffic: what the study does and doesn't cover
A plain-language look at the developer's traffic study for the Landing on Frederica, and the questions it leaves open.
Under review. This page was prepared from the county case file and is being checked by volunteer reviewers. Figures and page references will be confirmed before we call it final. If you spot an error, tell us.
The short version
The traffic study (Southeastern Engineering, dated July 29, 2026) is part of the application for ZM-26-18 and DP-26-1. It is worth reading, but it does not describe the site as it is now filed.
What it studied, and what is filed
| Traffic study | Current filing | |
|---|---|---|
| Site size | About 3 acres | About 7.17 acres |
| Address label | 5550 Frederica | 5445 and 5447 Frederica Rd |
| Driveways | 3 | Five existing; four proposed. The county maximum is three. |
In plain terms: the study analyzed a smaller site with fewer driveways than the one now before the county.
The Frederica Rd and Fendig Rd / Windward connection
The study looks at two ways to handle the Fendig Rd / Windward connection to Frederica Rd:
- Realign the intersection and control it with stop signs, or
- Build a mini-roundabout.
Neither option has been selected. County staff deferred the decision to the construction plans, which come later. That means residents are being asked to weigh the rezoning before the design of this connection is settled.
Questions worth asking
- Will the traffic study be redone for the 7.17-acre site as filed?
- When will the Fendig Rd and Windward option be chosen, and will the public see it before the vote?
- Is a divided road with a median planned? We did not find one in the study or the IPC presentation.
- How many driveways will the final plan have, given the county's three-access-point maximum?
